Chilmington Gate is not one of the five formal Chilmington Green masterplan character areas. What is Chilmington Gate?

Chilmington Gate is an established residential development forming part of the first phase of Chilmington Green. It was marketed by Hodson Developments as the first neighbourhood within the new community, introducing a mixture of family houses and smaller properties.

The name "Gate" reflects its position within the early entrance to the community rather than a separate village or formally defined settlement. As Chilmington Green expands, Chilmington Gate is expected to become increasingly connected to the other neighbourhoods through new roads, walking routes, cycle paths, green spaces and community facilities.

It also includes plans for a district centre, four primary schools, a secondary school, shops, healthcare facilities, employment space, sports facilities and substantial areas of public open space. Who developed Chilmington Gate?

Chilmington Gate was developed by Hodson Developments, one of the principal organisations involved in the early delivery of Chilmington Green. Its developments included Chilmington Gate and Chilmington Lakes, as well as land and infrastructure connected with other parts of the masterplan.

The Hodson website describes Chilmington Gate as fully sold. Buyers looking to move into the development will normally need to purchase an existing home through the resale market.

Current position of Hodson Developments

Hodson Developments (Ashford) Limited and five associated companies involved in Chilmington Green entered administration in March 2026. Ashford Borough Council confirmed the position publicly and said it was assessing the implications for future infrastructure and development obligations.

How many homes are in Chilmington Gate?

There is no reliable publicly confirmed total for the development marketed specifically as Chilmington Gate. Ashford Borough Council records construction through planning parcels rather than consistently using housebuilders' development names. One council table records 67 Hodson homes on Parcel C as completed and sold, but it is not sufficiently clear that every one of those properties corresponds exactly to the Chilmington Gate marketing boundary.

What can be confirmed is that Gate was one of the earliest occupied sections of Chilmington Green and contains a varied collection of homes rather than one standard house type.

What types of homes are at Chilmington Gate?

The original Chilmington Gate development offered two, three, four and five-bedroom homes. Property types included:

  • Two-bedroom apartments and coach houses
  • Three-bedroom terraced and semi-detached houses

The variation means Chilmington Gate appeals to several parts of the Ashford housing market. Large areas of the overall masterplan remain undeveloped, including future neighbourhoods such as Orchard Village and Chilmington Brook.

There is no dependable average price specifically for Chilmington Gate because relatively few properties are available at any one time and the development includes several different home sizes. Recent asking-price examples have included:

  • A three-bedroom townhouse on Chilmington Avenue marketed with a guide price of approximately £370,000 to £390,000

These figures are asking prices rather than confirmed Land Registry sale prices. Prices can vary significantly according to bedroom count, construction type, floor area, garden size, parking provision, position within the development, internal condition, and whether the property faces open space.

Schools near Chilmington Gate

Chilmington Green Primary School serves the growing community and moved into its permanent site in September 2021. Chilmington Green Secondary School moved into its permanent building in September 2025. The wider masterplan includes four primary schools in total, although only the first primary school has been delivered so far.

Shops, facilities and open spaces

Chilmington Green is planned to have a substantial district centre containing shops, services, community facilities and employment space. Much of this commercial centre has not yet been delivered. Existing residents continue to depend on facilities elsewhere in Ashford, Great Chart and nearby communities.

Chilmington Gate residents also have access to landscaped areas and local walking routes. Shared community spaces are gradually transferred to the Chilmington Community Management Organisation, a not-for-profit organisation responsible for managing community assets and open spaces.

How will Chilmington Gate connect with the rest of Chilmington?

The long-term aim is for Chilmington Gate to form part of one connected community. The masterplan includes a principal tree-lined Avenue, a connected network of streets, walking and cycling routes, bus services, green corridors, the Green Spine, links to the future district centre, and connections with schools and public open spaces.

Not all of these links are complete. As Chilmington Rise and later neighbourhoods are completed, Gate should become more closely connected with the wider community.

Is Chilmington Gate a good place to live?

Chilmington Gate may appeal to people who want a relatively modern home close to Ashford while being part of a growing new community. Potential advantages include a variety of modern property styles, access to new primary and secondary schools, proximity to countryside, energy-efficient homes, the prospect of additional shops and parks, and reasonable access to Ashford's transport connections.

Points buyers should consider include continuing construction elsewhere in Chilmington, the present shortage of shops within the development, dependence on a car for many journeys, estate or community management charges, the uncertain timing of some future infrastructure, and the Hodson administration's possible effect on wider delivery.
