Short answer
Chilmington Rise is an active new-build development and one of the five official character areas within the wider Chilmington Green masterplan near Ashford, Kent. The current development includes two, three, four and five-bedroom houses, together with two-bedroom apartments. Homes are being built by Thakeham and marketed through Connells.
Chilmington Rise is also planned to play an important long-term role within the community. The wider Rise character area is intended to include parts of Chilmington's main district centre, higher-density housing, shops, services, public spaces and important transport routes. This gives Chilmington Rise two identities — a current residential development where new homes are being sold, and a much larger masterplan area that will eventually form part of the centre of Chilmington Green.

What is Chilmington Rise?
Chilmington Rise is one of the five formal character areas identified in the Chilmington Green masterplan. Its position in the northern part of Chilmington places it close to the existing schools, early residential developments and routes towards Ashford. The formal Rise area is larger than the homes currently sold under the Chilmington Rise brand. Future sections are intended to include important parts of the district centre, Chilmington Gardens, the main Avenue and higher-density residential streets.
The masterplan describes a transition between the more active, urban character of Chilmington Rise and the lower-density rural character of nearby areas such as The Hamlet.
Who is building Chilmington Rise?
The current homes are being built by Thakeham. Ashford Borough Council's viability records identify Thakeham Homes as the housebuilder responsible for 225 dwellings across Parcels B, C and J. The development began in 2020 and remained recorded as ongoing in the latest detailed council schedule reviewed for this guide.
The houses are currently marketed by Connells Ashford. Connells describes Chilmington Rise as a development of two, three, four and five-bedroom houses and two-bedroom apartments. Thakeham is a housebuilder and development organisation operating across southern England.
How many homes are being built at Chilmington Rise?
The current Thakeham scheme is recorded as containing approximately 225 homes across Parcels B, C and J. This figure relates to the active housebuilding scheme rather than the entire future Chilmington Rise character area. Further homes, commercial buildings and community facilities are planned across the larger area. The wider Chilmington Green masterplan permits up to 5,750 homes across all character areas and phases.
What types of homes are at Chilmington Rise?
Chilmington Rise offers a broader range of new homes than many smaller Ashford developments. Current property types include:
- Two-bedroom terraced and semi-detached houses
- Two-bedroom apartments
- Three-bedroom terraced homes
- Three-bedroom semi-detached houses
- Three-bedroom detached houses
- Four-bedroom family homes
- Five-bedroom detached houses
House-type names advertised at Chilmington Rise have included Vervain, Anemone, Comfrey, Tansy, Saffron, Campion, Spurrey and Celandine. Specifications and layouts differ between house types. Buyers should check floor plans carefully, particularly where properties use three storeys. Some properties include garages, while others have allocated driveway parking. Garden size and outlook vary considerably between individual plots.
Are homes still being built at Chilmington Rise?
Yes. Chilmington Rise remains an active construction and sales development in 2026. Connells continues to advertise new homes across several house types and prices. Buyers should expect construction activity in and around the development, including temporary traffic, construction vehicles, unfinished roads, landscaping work and changes to neighbouring plots.
Before reserving, ask the sales agent what will be built next to the chosen plot, whether the road has been adopted, when nearby construction is expected to finish, which open spaces are permanent, whether any apartment buildings are planned nearby, what management charges apply, when landscaping will be completed, and whether incentives affect the reported purchase price.
Chilmington Rise house prices
Chilmington Rise covers a wide price range because it includes apartments, smaller houses and large detached homes. Current and recent asking-price examples have included:
- Two-bedroom Vervain house at approximately £350,000
- Three-bedroom Anemone at approximately £375,000
- Three-bedroom homes at approximately £430,000 to £460,000
- Four-bedroom homes from approximately £537,500 to £550,000
- Five-bedroom Celandine detached house at approximately £775,000
Listings and incentives change frequently, so these should be treated as a July 2026 snapshot rather than a permanent price list. The advertised price may not show the full commercial package — developers sometimes offer deposit contributions, upgrades, flooring, legal-fee support or part-exchange arrangements. A discounted headline deal may affect the price recorded when the home is eventually resold. Buyers should compare the net cost after incentives and assess similar completed properties elsewhere in Chilmington.
Is Chilmington Rise close to the schools?
Chilmington Rise is well placed for the first completed schools within the development. Chilmington Green Primary School moved to its permanent site in September 2021. Chilmington Green Secondary School moved into its permanent building in September 2025. The northern boundary of the Rise character area is closely related to the secondary-school location in the detailed phase masterplan. Distance from a school does not guarantee admission. See our schools guide.
Will Chilmington Rise have shops?
Chilmington Rise is expected to contain or connect directly with the principal district centre for Chilmington Green. Plans for the centre have included shops, a supermarket, cafés and food outlets, community space, healthcare facilities, employment space, public squares, higher-density homes, bus connections and Chilmington Gardens. The detailed Phase 2 masterplan identifies district-centre parcels and the continuation of the main Avenue through this area.
Most of this district-centre infrastructure has not yet been completed. Current buyers should therefore distinguish clearly between facilities that are open now and facilities shown in future plans. The timing of the district centre may be affected by the pace of housebuilding, planning obligations, land ownership and the administration of Hodson-associated companies.
Roads, walking and public transport
Chilmington Rise is intended to sit on important routes through the community. The principal Avenue is planned as a major tree-lined connection leading through Chilmington. The Green Spine and other walking and cycling routes are intended to connect homes with schools, parks, shops and later neighbourhoods. Bus services are expected to develop as more homes are occupied. Ashford International railway station is several miles from Chilmington. See our A28 Chart Road guide.
Chilmington Rise compared with Gate, Lakes and The Hamlet
Chilmington Gate is an earlier development and is now sold out — homes there are normally available only as resales. Chilmington Lakes is also further through its original building programme, with houses reported as reserved and apartments continuing to be marketed. Chilmington Rise remains an active new-build scheme, giving buyers access to developer warranties, newly completed properties and possible sales incentives. The trade-off is that residents may live near construction for longer. Rise also has a more central future role because it is close to the planned district centre.
The Hamlet has a lower-density layout, larger plots and a higher proportion of detached homes. Chilmington Rise offers more variety, including smaller two and three-bedroom properties as well as five-bedroom detached homes. The choice is likely to depend on whether buyers prioritise a larger plot and quieter low-density setting, access to a wider range of property prices, proximity to the future district centre, a traditional or more urban layout, the amount of nearby construction, and apartment, townhouse or detached living.
What will happen next at Chilmington Rise?
Further homes and infrastructure are expected as the Rise character area develops. Plans include extending the Avenue, completing further sections of Chilmington Gardens, delivering district-centre plots and creating stronger links with the other neighbourhoods. The exact timetable is uncertain. Chilmington is a long-term development and infrastructure is often tied to occupation thresholds rather than guaranteed calendar dates.
The administration of Hodson-associated companies may also affect land and infrastructure surrounding the Thakeham scheme, although the Thakeham homes themselves are recorded separately from Hodson's development parcels.
Is Chilmington Rise a good place to buy?
Chilmington Rise may suit buyers who want a brand-new property, access to a choice of house sizes and the possibility of living close to Chilmington's future centre. Potential advantages include a large selection of new-build house types, new-home warranties, current access to primary and secondary schools, planned shops and community facilities, energy-efficient modern construction, possible developer incentives, and future walking and cycling connections.
Potential considerations include continuing construction, limited local retail facilities at present, uncertainty over some infrastructure dates, estate management charges, smaller plots on some house types, dependence on a car for many current journeys, and possible differences between marketing plans and final surroundings. Independent legal and property advice should be taken before purchasing any new-build home. See our buying a home guide.
