Is it called Barratt Homes or Brisley Farm?

The Chilmington Community Management Organisation refers to the development as "Brisley Farm, Parcel Q, Barratt Homes".
It is therefore reasonable for residents and estate agents to say "Brisley Farm" when describing the location — just note that not every future property within the wider Brisley Farm area will necessarily be part of the completed Barratt estate.

What is the character of the development?
Barratt Homes at Chilmington has the feel of a modern mainstream family estate. It is more compact than The Hamlet, where most homes are detached and plots are larger; it is also different from Chilmington Lakes, which includes apartment collections and taller townhouse designs. Because the development is complete, residents experience less direct housebuilding activity within the estate than people moving into an active construction phase such as Chilmington Rise. Construction may still take place on nearby land.

Chilmington Green Primary School and Chilmington Green Secondary School serve the wider community. The primary school moved into its permanent building in September 2021; the secondary school moved into its permanent site in September 2025. Walking and driving distances vary across the development — check the actual route and confirm admissions with Kent County Council. The development includes landscaped areas intended to become part of the wider Chilmington network of managed community spaces. The Community Management Organisation has published updates on the transfer or handover process for Barratt's Parcel Q — handover normally requires the developer to complete agreed landscaping and rectify relevant issues before the CMO accepts responsibility.
Homeowners may contribute through estate or community charges. Buyers should obtain current information on the annual charge, what it covers, how increases are calculated, which spaces have been transferred, who maintains roads and drainage, the process for reporting defects, and voting or membership rights within the CMO. Transport and connections
The completed Barratt development forms one edge of the present Chilmington community. The masterplan is intended to connect Brisley Farm with The Hamlet, Chilmington Rise and future neighbourhoods using roads, walking routes, cycle paths and the Green Spine. The detailed Phase 2 plan describes an extension of the Green Spine towards remaining Hamlet parcels and a connection towards Brisley Farm.

Is the Barratt development affected by Hodson's administration?
The completed Barratt development was built by BDW and is separate from the Hodson-associated companies that entered administration. Ashford Borough Council's July 2026 statement specifically said the administration did not affect BDW or Jarvis Homes as housebuilders.
There may still be indirect consequences because the different developments share wider roads, infrastructure, community facilities and planning obligations — for example, delays affecting a district centre, transport improvement or major community asset could affect residents across Chilmington. The completed 165-home estate is unlikely to remain the final extent of development around Brisley Farm. The masterplan identifies Brisley Farm Edge as one of Chilmington's character areas, and further residential development and connections may be delivered on nearby parcels over time. A planning application or design concept does not automatically mean construction is imminent — monitor new applications via the Ashford planning portal.
