The Hamlet is both the name of a Jarvis Homes development and one of the five official Chilmington Green character areas. The current estate occupies part of the wider Hamlet character area and was planned as a quieter, lower-density neighbourhood intended to preserve more of the rural character of the original landscape.
Jarvis describes its scheme as a 99-home collection of two to five-bedroom houses, predominantly detached and set among landscaped gardens and communal green spaces. That distinguishes it clearly from the denser townhouse and apartment developments at Chilmington Lakes and parts of Chilmington Rise.

Chilmington Rise includes homes at both lower and higher prices; Chilmington Lakes contains apartments, townhouses and larger houses. The Hamlet's overall character is therefore more uniformly upmarket, even where the single highest asking price may be found elsewhere.

The Hamlet has a more rural and spacious feel than the denser early Chilmington developments. Streets contain fewer homes per hectare, with larger gaps between buildings and more garden space. Chilmington Green Primary School and Chilmington Green Secondary School are both open. The permanent primary-school site opened in September 2021; the permanent secondary-school building opened in September 2025. Will The Hamlet expand?
The existing Jarvis Homes estate is approaching the end of its planned 99-home programme, and there is no confirmed fourth major Jarvis phase. However, the wider official Hamlet character area is not fully built. The detailed Phase 2 masterplan identifies remaining Hamlet land parcels I2 and J2, and the planned Green Spine is intended to extend into these areas and connect towards Brisley Farm.
Planning guidance limits development within the Hamlet character area to a relatively low density — parts are expected to remain at no more than approximately 25 homes per hectare — to protect the rural, spacious character. More homes may eventually be built nearby, but they should follow a lower-density form than more urban parts such as Chilmington Rise.

It contains seven large detached homes on spacious plots and is described by Jarvis as an exclusive high-specification collection. Laurel Court contributes to the premium character of this part of Chilmington, but it should not be counted as part of The Hamlet's 99 homes.
